Thinking of owning a barber shop in Dubai? The first question every buyer asks is: how much is this going to cost?
The answer depends on the route you take — buying an existing business or starting from scratch. Both work. But they come with very different price tags, timelines, and risks.
The Quick Numbers
| Route | Estimated Cost |
|---|---|
| Buying an existing barber shop | AED 80,000 – AED 500,000+ |
| Starting from scratch | AED 150,000 – AED 450,000 |
The ranges overlap — but buying gives you clients, cash flow, and a signed lease from day one. Starting fresh means spending the same money and waiting 3–6 months before you serve your first paying customer.
Buying an Existing Barber Shop
Prices in Dubai break down by tier:
Entry level (3-chair community shop, Karama, Al Nahda, Deira): AED 80,000 – AED 180,000. Basic revenue, loyal walk-in base, lower risk for a first-time buyer.
Mid-range (4–6 chairs, Barsha Heights, JLT, Business Bay): AED 200,000 – AED 350,000. Established clientele, decent lease remaining, consistent monthly turnover.
Premium (branded grooming lounge, Downtown, Marina, mall): AED 400,000 – AED 600,000+. Multiple revenue streams, premium fit-out, strong brand equity already built.
The asking price covers the fit-out, equipment, staff, goodwill, and trade license transfer. Budget an extra AED 15,000 – AED 30,000 for DET transfer fees, security deposit top-up, legal review, and 2–3 months of working capital reserve.
Starting From Scratch
Building a 4-chair barber shop on a mainland DET license typically costs:
- DET license + government fees: AED 14,000 – AED 27,000
- Rent + security deposit (first year): AED 80,000 – AED 160,000
- Fit-out and construction: AED 40,000 – AED 120,000
- Equipment (chairs, mirrors, tools, sterilization): AED 20,000 – AED 50,000
- Staff visas (4–5 people): AED 35,000 – AED 45,000
- Inventory, branding, signage: AED 6,000 – AED 18,000
- Working capital reserve (3 months): AED 30,000 – AED 50,000
Total: AED 225,000 – AED 470,000 — before you open the door.
One critical note: Dubai Municipality requires a minimum of 3m × 3.5m per barber station, mechanical ventilation, a sterilization unit, and one washbasin per three chairs. Get your layout approved before construction starts, not after. Failing the inspection after fit-out is one of the most expensive mistakes in this sector.
Which Route Makes More Sense?
For most first-time buyers, purchasing an established shop is the lower-risk path — even at a higher entry price. You are not just buying chairs and mirrors. You are buying a client base that already walks through the door every 3–4 weeks, a lease that is already in place, and revenue that starts on day one.
Starting from scratch suits investors who want full creative control, have a specific location in mind with no existing suitable business for sale, or are building toward a multi-branch brand from the ground up.
The key question to ask yourself: can I afford 6–12 months of costs with zero revenue while I build a client base? If yes, scratch-building is viable. If not, buying is safer.
Before You Buy — Check These Three Things
1. Revenue vs bank statements. Sellers quote the P&L. Verify it against actual bank statements and VAT returns. Discrepancies are common.
2. The lease. How many years remain? Will the landlord transfer it? A great business with 6 months left on a non-renewable lease is not a great business.
3. Barber loyalty. Are clients loyal to the shop or to a specific barber? If the lead barber leaves after the sale, the revenue can follow. Build a handover period and staff retention terms into your deal.
