
You found a business you like. We send you the NDA. You read it, see the 10% commission, and the first thing you ask is: why should I pay you 10%?
It's a fair question, and we hear it every week. Here is the honest answer about the broker commission to buy a business in Dubai, and what you actually get for it.
First: you only pay if you buy
Signing the NDA costs you nothing. Viewing businesses costs you nothing. Meeting the owner costs you nothing.
The 10% is only paid if the deal goes through, on the day of transfer. If you don't buy, you don't pay.
What the 10% gets you
1. Businesses you won't find online Most good sellers don't want their staff or customers to know they're selling. So the business name and location are never posted publicly. You only see them through us, after the NDA. Without a broker, you simply don't get access to these deals.
2. Sellers who are ready to sell We speak to the owner first, agree the price and collect the key documents, like the trade licence and company bank statements, before we bring the business to you. You're not chasing owners who "might sell one day".
3. Your deposit is safe When you agree to buy, your deposit is held by BFS, not by the seller. The balance is paid by you directly to the seller on the day of transfer.
4. No surprises on cost We tell you upfront how the deal works. For example, the landlord security deposit and any rent the seller paid in advance go back to the seller, on top of the price. You know the real number before you commit.
5. The seller clears the past Rent, salaries and other liabilities up to the day of transfer are the seller's responsibility. We make sure this is agreed before you take over.
6. We handle the process up to the transfer Price, terms, documents and the trade licence transfer at DED. You have one team managing the deal from the first call to the day you get the keys.
7. One NDA, every business Your NDA covers every business we show you, not just one. If the first one isn't right, we keep showing you others.
Why is the commission written in the NDA?
Because the NDA is the point where we share the confidential details: the name, the location and the numbers. That information is what we work to find and protect. The commission clause makes sure that work is paid for if you go ahead with a business we introduced.
